Your best weapon in getting an apartment for a good price is to be “the ideal tenant.” This means you need to 1) have good credit, 2) have a job and steady source of income, 3) have a clean rental history.
Beyond this, when you meet the landlord, you need to be on-time, appear clean and neatly dressed and present a friendly, responsible demeanor. You’d be surprised how many people show up to a rental late wearing flip-flops and cutoffs and talk about how much they drank the night before. This is not what landlords want to hear when entrusting their $150,000 (or more) asset to a stranger.
What should you bring when you visit properties? a) Your credit report b) Letters of reference from previous landlords. If you have a pet, be sure to get a pet reference, too c) A letter from your boss stating your salary, job position, and tenure
